  • The figures do not include commissions from third-party agencies, if applicable. Cleaning, laundry, and other costs are also not included. We can provide assistance with sourcing and setting up properties for an additional fee, if desired.

  • The commission is calculated based on the guest's payment (i.e. the turnover). Other costs will be deducted and the remaining profit will be transferred to the landlord's account on the 10th of each month, along with a breakdown of the total turnover and corresponding costs. The commission does not include VAT, which is applied at a rate of 20% on the management commission.

  • Yes, there is an additional charge of 10% plus VAT for direct bookings. This is because our sales and marketing team actively works to increase the number of direct bookings through communication with a variety of organizations, including local authorities, hospitals, companies, and universities. We put in extra effort to establish mutually beneficial relationships with these organizations.

  • No, we do not have a minimum night requirement. Instead, we adjust the pricing based on the length of the stay. If a guest books for one night, we increase the nightly rate by the amount of changeover costs (cleaning, linen, check-in). If they book for multiple nights, these costs are spread out over their stay. This ensures that the profit per night for you is consistent regardless of the length of the stay. Additionally, this pricing model discourages one-night bookings that can block the calendar in advance, while still maintaining good ranking on various listing sites

  • We can hold any amount you prefer as a security deposit. If you are unsure of the appropriate amount, we can provide recommendations based on the specific characteristics of your property and its location. The security deposit is held as a pre-authorization on the guest's credit card before their arrival and can be charged up to 48 hours after check-out if any damage occurs to the property or if any house rules are broken.
